Guide to Moving Home

Thinking of buying a home? There are a number of things you’ll need to think about when looking to move home and applying for a new mortgage.

Financially, you will need to consider when buying a home:
  1. How much will it all cost?
  2. How much could you borrow?
  3. What kind of properties will mortgage lenders lend on?
  4. Will there be a minimum purchase price?
  5. Are there risks you should be aware of?
  6. What do you need to consider when applying for a mortgage?
  7. What insurances will you need?
  8. Will there be fees incurred?
  9. What will happen at the end of the mortgage deal?
  10. What if you want to move in the middle of your mortgage deal?
On the practical side of things, (when buying a home) you’ll need to:
  1. Arrange a valuation of your property.  Your aim should be to sell your property at the best possible price in the shortest time.
  2. Select an estate agent – there are several factors to consider when choosing an agent to sell your house, not just their fees! Take into account their reputation, opening hours, their marketing tactics and how friendly and helpful the staff are.
  3. Prepare your property for sale.  First impressions count, making the presentation of your property critical to a successful sale of your property. Consider DIY jobs that may need finishing off and create some kerb appeal.
  4. Instruct a Solicitor – the successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. Here at HL we’ve done the research for you and have a panel of local solicitors that are reasonably priced and super efficient.
  5. Find your next home and make an offer – once you are sold, you are in a proceedable position to view houses for sale and make an offer on your next property!
  6. Exchange of contracts – this occurs once both parties sign the contracts, deposits will be transferred and completion dates will be set by mutual agreement.
  7. Completion – this happens when the residual monies are transferred from solicitor to solicitor. Your solicitor will call you when the monies have cleared in your account and will inform you of key release.
Congratulations, you can now sell your property and you will be the owner of your new home!
